Step 8 - Sold

  • Firm Sale
    Stop making the beds and call the movers, your house is "SOLD!". The purchaser may visit on two or three occasions before closing. Appointments will be made through your agents.
  • Conditional Sale
    Your house is Sold subject to one or more or all of the following conditions:
    Inspection
    The purchaser has arranged a Qualified Home Inspector to inspect your home. This should not be a major homes are sold with this condition. Your agent explains that this is to insure the home does not have any defects and explain to the purchaser any expenses or maintainance items to plan for in the future.
    Financing
    The purchaser should be pre-qualified so that in most cases this is just a formality required by mortgage lenders.
    Sale of Purchasers Property
    The purchaser is allowed a set time to sell their home before their offer becomes firm. Your agent will work on your behalf to ensure that this condition is viable and in your best interest.
    If other conditions arise from time to time, Elspeth and Pat will be happy to review them.

Approaching the Closing Date:

As your closing date nears, there is a lot of work to be done to ensure that your deal closes without any hitches. Pat and Elspeth will stay on top of your deal, so that you can focus on cordinating your move. Refer to the following checklist periodically, to guarantee that nothing is missed or left to chance.

  • Closing (Costs)
  • Choose a lawyer
  • All legal fees and disbursements on closing
  • Adjustments; mortgage, penalty, payout, portability
  • Adjustments; gas, oil, taxes, on closing
  • New survey, if required
  • Relocation service
  • Movers – Checklist

Utilities

  • Telephone – Disconnect telephone as of moving day
  • Hydro – Meter reading day of closing
  • Gas – Meter reading day of closing
  • Water - Reading day of closing
  • Oil – Fill tank / tanks close to closing keeping receipt to provide to purchser
  • Contracts – If leasing equipment such as furnace, heat pump, hot water tank, advise companies of your move.
  • Advise Alarm Company if you have security and buyer does not wish to take over contract
  • Notify your landscape or snow removal contractor of your impending move.
  • Home Insurance – Notify insurance company of impending move, a refund could be in order.

Hiring a mover

  • Obtain estimates
  • Option of movers packing all or only fragile items 
  • Make sure the mover you hire has insurance and/or is bonded
  • Book ahead

Postal concerns

  • Notify post office of change of address
  • When remitting bills fill in change of address form attached to envelope or add cards available from post office
  • Notify newspaper, magazines
  • Notify social, athletic clubs etc.

Miscellaneous

  • Update your drivers license
  • Update your Insurance policy and make sure your coverage is appropriate for your home.
  • Garage sale
  • Now is the time to get a fresh start, organize for your new home
  • Keys - Take keys to lawyer’s office for closing day
  • Inclusions - Leave items agreed upon as per offer to purchase
