Step 4 - Listing Your Home

Once you've decided to list your home, and your agent has completed the Comparative Market Analysis (CMA ), the rest is easy. Your representative will arrange to visit you at your home and will collect key information and tie up loose ends, such as:

  • Verification of room measurements and floor-plan
  • Property photos
  • Prepare a list of fixtures and chattels for inclusion or exclusion.
  • Legal Documents; you will be asked to produce property deeds, surveys, mortgage information, as well as recent tax and utility services assessments.
  • Details for a Vendor Information Sheet are gathered; you'll be asked about property highlights & local amenities that add to the appeal of your home.
  • Together, you and your representative will review contracts and negotiation procedures, and any outstanding questions you have will be answered.
  • Show your representative any unique aspects about your home that he or she might need to know.
  • Ask how you can improve your home so that you can compete more aggressively on the market.

    Points to consider:
    • Exterior
          - Make sure your doorbell & exterior lights work
          - Scrape, sand and paint rough surfaces.
          - Remove litter
          - Clean windows
          - Lawns and gardens should be maintained
          - Container plants and cosmetic accents should be appropriately placed.
    During Winter:
        - Shovel walkways and parking areas and remove excess snow.
    • Interior
          - Storage of excess furniture so that house and grounds do not appear cluttered
          - Cover soiled walls or outdated colour schemes with fresh, neutral coloured paint
          - Repair leaky faucets, door and window seals
          - Clean windows and mirrors
          - Keep closets and cupboards tidy
          - Kitchen counters and appliance-tops should be free of clutter
          - Place vases of fresh flowers throughout your home
          - Pull back heavy window coverings and have your lights on during showings
          - Check interior lights & replace bulbs as needed

    During Winter:
    - Keep your home warm (70-74 degrees)
    - Make use of fireplaces to create a warm, pleasant atmosphere.
