Things SELLERS should Do and Know
BEFORE YOU START
- Get an accurate market value appraisal of your present home. We suggest that you invite two or three agents in order to make an educated decision.
- Decide whether to buy first or sell first or to “time it just right".
- Interview sales representatives to find an agent that you are comfortable working and communicating with.
- Discuss your options with your sales representative and obtain their advice.
OPTION 1 – BUY FIRST
- Get an accurate value of your present home and market conditions.
- Choose one or more neighbourhoods that you would like to live in.
- Meet with your bank or mortgage broker for pre-approval amount.
- Check if your present mortgage is portable to the new home and discuss the pros and cons of that option.
- Start viewing properties with The Team in order to discover what characteristics appeal to you and to get a feel for the market. Sometimes you will not know it until you see it!
- Understand Agency Representation and attend open houses.
- Establish your “buying” budget and advise The Team. Make sure to include the hidden costs as discussed in this brochure. You may not realize your budget until you begin the house hunting process.
- Register with the Team to automatically receive new listings via email.
- Consider and view properties with long closing options thus allowing you time to list and sell your own home.
- When preparing your offer to purchase, consider the possibility of including a flexible closing date clause.
OPTION 2 – SELL FIRST
- Check the terms and penalty conditions of discharging your mortgage. This may influence your decision on when to sell.
- Ask The Team to help you view your house from a Buyer’s perspective.
- Buyers buy ambience, décor, and the clean uncluttered look. We know you cannot live this way but, a spruced up home achieves a much higher selling price.
- Quick-fix decorators can be hired for advice on detailing and “fluffing” ideas. Consult with the decorator on what may be necessary to create the look.
- Pretend that you have already sold and have that Garage Sale now. Pack or throw out unused and forgotten items.
- Do those touch ups that you had always planned to do but never had time for. Your house will never look better!
- Consult The Team about the new “red flag” items such as oil tanks and knob and tube wiring.
- If you have a busy household with young children or busy teenagers and dog, consider planning a short holiday away during the busy one or two week period of the listing.

- A photo ad in The Globe and Mail Bosley column. This ad is also featured on the Bosley website with a link to the listing.
- A word or photo ad in The Globe and Mail once a week, until your property has sold.
- Upload of the listing to the following websites

Showing Procedures
Our reception staff will contact you directly to arrange all appointments. They will advise you of date and time, showing agent name and broker.

Costs
Selling a Home
Real Estate commission – 5%-6% of purchase price plus GST. Mortgage cancellation penalty and discharge fee. Legal fees – beginning at $750.00* plus GST. Adjustment expenses such as filling the oil tank, taxes, utilities etc.
